The site was operated as a popular open air cinema in the early 1900s.
An original facade frames the property’s entrance, which was also known as The Strand or Beach Theatre.
The two-bedroom, two-bathroom abode with a balcony and courtyard sits at the back of the now-developed site and has a $1.15m-$1.25m asking price.
A newspaper excerpt from 1910 states the property once showed a “fine selection of moving pictures”.
“On certain evenings, so greatly appreciated are these films, it is impossible to obtain a seat,” the clipping reads.
It was then used as a garage before being transformed into a block of 10 apartments in the year 2000.
Cayzer Real Estate Albert Park agent Charlotte Broussard said the property was “spacious and really unique”.
“There’s a little balcony facing towards the pool that’s elevated on the first floor,” Ms Broussard said.
“And on the right you have a courtyard. It’s a very special property.”
Ms Broussard said the 98sq m abode had already attracted interest from buyers looking for a secure base in the affluent suburb.
The property will go to auction on June 18.
