Award-winning builder Graya has put a prestige spin on ‘house and land’, giving buyers a choice of their waterfront site or this dream mansion that’s yet to be built on it.
Sculpt is the first riverfront mansion planned by Graya – with enquiries starting almost as soon as design renders of the property were put out, according to listing agent Jason Adcock of Adcock Prestige.
“Graya intends to build a distinctive, architecturally designed home on the 1368sq m site, which is one of Indooroopilly’s premiere streets,” Mr Adcock said of the property at 45 Glencairn Avenue.
“There are few opportunities to get a new build on a property which has 30 metres of river frontage, that’s why I’m getting so many inquiries already.”
Brothers Rob and Andrew Gray who run and own Graya have a lot invested in the project, which they bought off Mr Adcock in April last year with a vision to create a striking, art-gallery inspired residence over three levels.
Somewhat unusually, the brothers are offering potential buyers a choice to not go with their design for the site.
Mr Adcock confirmed they could choose to buy a “house and land package” which Graya would deliver or take the existing house, demolish it and build their own design.
“Most of the inquiry I’ve already received is for the full package. Graya has a reputation of delivering luxurious standout homes, and potential buyers see this as an opportunity to own something that really stands out.”
The Graya design of the five-bedroom, six bathroom home focuses on river views from glass-edged living spaces, with three-metre ceilings, grounding concrete floors and natural stone surfaces throughout.
Andrew Gray said the renders have been released and construction was expected to kick off next month with a call for tenders over the site closing July 29.
“It’s our first project on the river which is exciting,” he said. “It’s a really good size block nearly 1400sq m and it’s an impressive home. We’re trying to push the boundaries. We designed this internally as well.”
Mr Gray said “it will have a dramatic central courtyard with an oversized swimming pool and spa, an 800-bottle wine cellar, lift and multi-car accommodation.”
Mr Adcock said interest in riverfront properties at Indooroopilly was strong, with one of his sales last year including 78 Jilba Street which went for a suburb record of $12m prior to auction.
“That sale really set a new benchmark in Indooroopilly and shows that the market has a lot of strength in it,” Mr Adcock said.
The property is being sold via tender closing July 29.
