Rural holdings at Barrabool that included the former McAdam Park motocross circuit has sold in a rural auction that netted $7.525m.

Charles Stewart, Geelong agent Andrew Rice auctioned the properties at Haines Rd and

Bird Rock Farm at 130 Haines Rd and 85 Wedgetail Ln, Barrabool, sold for a combined $7,525,000 at auction.

Wedgetail Lane that had been rebadged Bird Rock Farm.

Pictures show the famous circuit has been kept in good nick as an internal road system.

About 50 people attended Saturday’s auctions where the lots, with a combined 77ha of prime farmland was snapped up by the same purchaser.

Mr Rice said the sales showed demand for rural lifestyle properties remained tenacious.

“Bird Rock Farm” sets the standard of excellence within the prized Barrabool Hills, located only five minutes from Ceres, 10 minutes to Highton Village and Waurn Ponds shopping and just over an hour to Melbourne’s CBD.

The property offers jaw dropping views to the You Yangs and Melbourne’s city skyline.

The two holdings provided a rare opportunity to purchase vacant land.

“It was an extremely satisfying result which displayed the upper end of the rural lifestyle market has not waned,” he said.

Mr Rice said he was pleased with buyer interest throughout the campaign which attracted Melbourne, interstate and Geelong region buyers.

“People have got to realise that the Geelong sector is as strong as the Melbourne sector,” he said.”

“The last probably dozen sales I’ve had the bulk of them have gone to Geelong region people, and paid very good money.”

The eventual purchaser of both lots as a Geelong based family that are “super excited about their new farming venture,” Mr Rice said.

“They’re just really nice people who are going to enjoy the farm life.

“I’m not sure what their intentions are, I would suspect they will eventually build.”
