A Mosman home has sold for close to $14.5m after two weeks on the market showing the continuing demand for top-end properties.

And Michael Coombs, who shared the listing at 3A Avenue Rd with his Atlas by LJ Hooker colleague Bo Zhang, has negotiated a deal that’s $2.75m above the $11.75m that the pair last sold it for as the Covid lockdown hit in 2020.

The price has gone above the seller’s expectations — the guide had been $13.5m to $14.3m.

“We had 72 groups through over the two weeks and 14 contracts out, so really strong interest,” Coombs said.

And although there were locals interested along with expats, it was a family from the eastern suburbs that’s snapped it up.

Coombs says it’s part of a growing trend — 28 per cent of buyers for properties priced above $10m are coming from the east, up from 9 per cent a year ago.

“They’re finding it’s better value,” Coombs said.

As Bo Zhang had said for a Mosman Daily House of the Week feature, the Studio Johnston-designed mansion offered attributes we’ve come to appreciate even more post-Covid.

“Internally, it’s very spacious with six bedrooms, including a studio, so it is ideal for a growing family or having the choice of home offices,” he said.

It also has separate family-friendly indoor and outdoor entertainment zones and is conveniently located close to Mosman village.
