Where sellers are the ‘happiest’ in South Australia

South Australia’s housing market has seen significant increases in property price, especially since the start of the pandemic, leaving sellers very “happy”.

A survey report by RateMyAgent, a leading real estate agent reviews website, has revealed local government areas across SA where vendors were the “happiest”, having received a better sale price than expected.

Onkaparinga has topped the state-based list in the RateMyAgent’s quarterly Price Expectation Report (January – March 2022), with 85 per cent of vendors saying they got a better sales price for their home than what they anticipated.

Located on Adelaide’s southern fringe, Onkaparinga includes coastal suburbs like Aldinga Beach, Christies Beach, Maslin Beach which have attracted buyers for their affordable housing options and beachside locations.

Playford (83 per cent), Light (77 per cent), which includes towns like Freeling, Greenock and Tanunda, Marion (74 per cent) and Port Adelaide Enfield (69 per cent) rounded out the top four.

The Price Expectation Report comprises research conducted by RateMyAgent from 26,845 participants who sold a property in Australia between January – March 2022 and 85,188 participants who sold a property in Australia between June – December 2021.

Respondents were asked one question – was the sale price achieved above, below or in line with your expectations.

At a national level, Tasmania (71 per cent) remains Australia’s happiest state for vendors, but seller happiness has dropped 6 per cent since December 2021.

South Australia’s seller happiness has remained the same at 68 per cent from the December quarter, while in the remaining states seller happiness has declined.

According to RateMyAgent’s CEO Michael Davey, high vendor happiness in SA had much to do with the lifestyle it has to offer.

“It is a very nice part of the world to live in and in comparison to capital cities, there are larger homes available at more affordable prices which buyers are looking for,” Mr Davey said.

“The recent house price growth recorded in SA will only increase vendor expectations in the coming months,” he added.
